Riviera, St. Tropez or Beau Rivage? How to compare Fort Myers riverfront condos

By Mary Wespiser Dickey and Ty Wespiser · Wespiser Dickey Team · Updated October 12, 2026

The short answer: Start with the exact residence and its current association documents. Riviera and St. Tropez share A, B and C floor-plan families and a shared amenity setting, but their tower-specific condominium records need separate review. Beau Rivage has a different plan collection. Compare interior space, outdoor space, ownership costs, parking, intended use and documented building projects before choosing.

These neighboring Fort Myers riverfront communities can look similar in a property search. A useful comparison goes beyond a photograph of the river. The plan that works for you, the rights that transfer with the unit and the obligations in its association packet can affect your decision.

Riviera and St. Tropez: related buildings, separate records

Riviera is at 2743 First Street; St. Tropez is next door at 2745 First Street. The team-supplied drawings used in our guides show the same A, B and C plan families, including north and west orientations. That shared design history is helpful when comparing layouts. It does not establish identical current rules, charges, approval procedures or building projects.

For either tower, identify which documents belong to the condominium association and which belong to the master association. Ask which entity maintains each amenity, collects each charge and handles each approval. A neighboring tower's application packet should not substitute for the documents that apply to the residence you want.

Compare living area with living area

On the supplied Riviera and St. Tropez drawings, plan A shows 1,656 square feet of living area plus a 284-square-foot balcony; plan B shows 1,571 plus 284; plan C shows 1,721 plus 337. The printed totals are 1,940, 1,855 and 2,058 square feet respectively. These are figures on historical drawings, not new measurements of a particular unit.

When two listings use different area definitions, a price-per-square-foot comparison can be misleading. Keep interior living area and balcony area in separate columns. Then confirm the exact unit's configuration, alterations and reported measurements.

Beau Rivage: compare its own plans and residence details

The Beau Rivage guide includes Avignon, Bonaire, Capri, El Dorado and Dominica plan previews. Compare the actual drawing with the unit you tour instead of importing Riviera or St. Tropez dimensions. Dominica area measurements remain unconfirmed in the current source review, so we would not use them to calculate a precise comparison.

Bring a practical showing list: where you would work, where guests would stay, how furniture fits, how the balcony is used and which parking or storage rights are included. Inspect the view from the residence itself; a community photograph is not proof of a particular unit's view.

Put the ownership budget beside the purchase price

For each residence, gather current association charges and their billing frequency, any separate master-association charge, taxes, insurance, utilities, financing costs and maintenance responsibilities. Ask what the charges include and what documented projects or assessments require further review.

Our guides identify dated reserve-study references where available. A historical study describes information and projections at that time. It does not establish today's reserve balance, completed work, funding status or building condition. Use the latest records for your purchase decision.

Questions to answer before narrowing your shortlist

  • Does the exact layout, floor, orientation and balcony work for your daily life?
  • Which parking, storage and amenity rights transfer with this unit?
  • If you intend to rent, what current rules and approval process apply to this tower?
  • What pet, renovation and move-in requirements affect your plans?
  • Which current records explain the budget, insurance, projects and assessments?

Source context: existing team guides and supplied plan drawings reviewed October 12, 2026. Current charges, rules, condition and availability require property-specific confirmation. This is an independent team guide, not an association or developer publication.

Start with the correct building and ownership type

High Point Place and Pointe Royale are on the western side of downtown Fort Myers. Beau Rivage, Riviera, St. Tropez and Oasis Tower One are along the First Street and eastern riverfront corridor. ONE is a construction-stage condo project. Harbor Grand is marketed as apartments for rent. North Star Yacht Club is across the river in North Fort Myers.

How to compare two residences

  1. Identify the address, tower, floor, unit plan and legal ownership or lease structure.
  2. Compare balcony exposure, room layout, interior condition, parking and storage rights.
  3. Build a current unit-specific budget, including separate association, marina or rental charges.
  4. Review current pet, guest, renovation and leasing requirements for your intended use.
  5. Read the applicable inspection, reserve and project records and understand the funding plan.

Floor plans and documents

Open each building guide for the public resources located so far. Dated rules and budgets are labeled as historical references. Where a complete current public packet was not located, the guide explains what to request through the seller and management. A public plan or an old summary does not establish the current condition, charges or rules of a specific condo.

Association documents and ownership costs

Ask for the complete current declaration and amendments, bylaws, rules, approved budget, recent financial statements, reserve funding plan, meeting minutes, insurance information and any pending assessments or litigation. Request applicable milestone inspection and Structural Integrity Reserve Study records, including recommendations and the plan to fund outstanding work. A completed study is not the same as completed repairs or funded reserves.

Build your unit-specific budget from association charges, property taxes, insurance, utilities, financing and maintenance. Confirm what dues include, the billing frequency and any separate master-association charge. Obtain current figures for the exact residence instead of carrying forward an old community fee range.
