Community and amenities

A published community overview describes three 16-story buildings totaling 141 residences. Reported amenities include a clubhouse, swimming pool, fitness room, tennis and pickleball courts, fishing pier, garage parking, dog wash station and staffed security. Confirm current operating hours, access rules and any renovation closures with the association.

Floor plans and residence comparison

Compare the tower address and unit number before comparing square footage. Public listing descriptions include three-bedroom layouts and larger combined residences, so one generic size range does not describe every condo. We have not located a verified complete public association floor-plan set. Request the unit’s plan or measured layout from the seller and confirm any combined-unit or interior alterations.

  • Check the number and placement of balconies and which rooms overlook the river.
  • Compare bedroom separation, kitchen layout, usable storage and laundry placement.
  • Verify documented parking rights and the distance from parking to the elevator.
  • Check whether any altered floor plan has the required approvals.

Pets, leasing and applications

Public summaries and older community spreadsheets differ on rental restrictions. Request the current declaration amendments and leasing policy, including any waiting period after purchase, minimum lease term, annual lease limit and tenant pet policy. Get a written answer for your intended use before treating a listing as a rental investment.

Public documents and records

A complete current public association document packet has not been verified. Obtain it through the seller and association management. The association’s state corporate record confirms its identity and Virginia Avenue address; a corporate filing is not a substitute for condo rules, budgets or inspection reports.

Pointe Royale questions answered

Are all towers and units interchangeable?

No. Compare the exact address, floor, layout, view, condition and parking rights.

Can I rent immediately after buying?

Confirm the current waiting period and lease restrictions directly from the governing documents. Older summaries should not determine your purchase decision.

Where can I get a floor plan?

Ask for the specific unit’s plan, and verify changes against association and building records.

Association documents and ownership costs

Ask for the complete current declaration and amendments, bylaws, rules, approved budget, recent financial statements, reserve funding plan, meeting minutes, insurance information and any pending assessments or litigation. Request applicable milestone inspection and Structural Integrity Reserve Study records, including recommendations and the plan to fund outstanding work. A completed study is not the same as completed repairs or funded reserves.

Build your unit-specific budget from association charges, property taxes, insurance, utilities, financing and maintenance. Confirm what dues include, the billing frequency and any separate master-association charge. Obtain current figures for the exact residence instead of carrying forward an old community fee range.
