Planning a Second Home in Southwest Florida
A second home should work both while you are here and while you are away. Compare the property’s ongoing responsibilities with the way you expect to use it, rather than treating occasional occupancy as a complete ownership plan.

Write down your expected use
List the months you intend to visit, typical length of stay, guests, vehicle needs and whether furnishings will remain year-round. If you are considering renting the property, treat that as a separate investigation. Do not assume rental permission, expected income or availability from a listing’s marketing language.
Review the community’s current rules
Request rules for occupancy, guests, pets, parking, rentals and property access. Identify any applications or approvals relevant to your plans. Confirm the terms for the specific property rather than relying on another unit’s history. Check how community requirements fit your intended arrival and departure schedule.
Plan maintenance while you are away
Identify who will check the property, respond to a problem and maintain exterior areas, a pool or other systems where applicable. Obtain written service descriptions and quotes. Clarify the owner’s responsibilities and the provider’s limits. A maintenance plan should include reliable contacts and a way to document work.
Obtain insurance and cost information for your use
Explain anticipated occupancy and any rental plans to the insurer and lender where applicable. Ask how your use affects their requirements. Build the ownership worksheet from actual quotes, tax estimates, community charges and service costs. Keep expected rental proceeds separate and unverified until a proper analysis supports them.
Choose with an exit and access plan
Consider travel arrangements, storage, future use changes and what would happen if you decide to sell. Ask the team to compare current properties against those requirements. Mary and Ty can help organize the search and transaction questions, while tax, legal, financing and insurance matters need the appropriate professional advice.
Questions and answers
Can I rent a second home whenever I am away?
Verify current government requirements, community rules, insurance terms and the proposed operation. Ownership does not by itself establish rental permission.
What information helps the team narrow my search?
Send your expected dates, property type, maintenance preferences, budget and any rental or boating plans.
