Questions to Ask Before a Southwest Florida Home Inspection
An inspection is most useful when you understand its scope and organize the follow-up. Bring property information and questions to the inspector rather than expecting a listing photograph or marketing description to establish condition.

Clarify what the inspection includes
Ask the inspector which systems and areas will be reviewed, what access is needed and which limitations may apply. Discuss how inaccessible spaces or unavailable records will be reported. Identify any additional specialist evaluations that may be appropriate for a pool, shoreline structure or other feature central to your purchase.
Gather available records beforehand
Request roof and system ages, available permits, repair invoices, maintenance records and warranty information. Give relevant records to the inspector and ask how they relate to current observations. Keep undocumented dates labeled as reported rather than verified. An invoice can provide history without establishing that the entire system is currently sound.
Turn the report into a follow-up list
Separate observations that need immediate clarification from maintenance items and longer-term planning. Ask what each finding means, whether further evaluation is advised and which type of professional can address it. Avoid reducing the report to a raw item count; the nature and extent of an issue matter.
Obtain appropriate estimates and insurance answers
Where work is needed, request quotes from qualified providers rather than assigning generic dollar amounts. Discuss insurance-related questions with your insurer and financing-related questions with the lender. Keep the report, estimate and resulting answer together so the decision rests on the same property-specific information.
Coordinate decisions with your transaction timeline
Discuss the relevant contract timing and available options with the team and appropriate adviser. Record which investigations remain open and who will complete them. Mary and Ty can help coordinate real estate communication, while the inspector and specialists explain their findings. Keep your priorities explicit when discussing next steps.
Questions and answers
Does a newer home still need inspection planning?
Ask a qualified inspector about an appropriate review for the property and construction stage. Newness does not answer every condition question.
Can a short video replace inspection?
No. A marketing video helps screen interest but does not test systems or reveal concealed condition.
