Request a current charge schedule
Identify each association or other entity that bills the property. Record the amount, billing frequency, effective date and source. Ask about master and neighborhood associations where applicable. Convert recurring payments to the same monthly basis for comparison while keeping the original billing schedule in your notes.
Find out what each payment covers
Request the current list of included services and amenities. Identify expenses you must still pay separately, such as utilities, interior maintenance or club charges. Compare coverage instead of comparing the dues number alone. An amenity shown in marketing may have its own access or membership terms.
Check district charges against the tax bill
Ask whether any community development district or other non-ad valorem charge appears on the property tax bill or is billed separately. Identify the current amount and available supporting information. Do not add the same charge twice to an ownership budget. Ask the responsible district or office about matters its documents do not explain.
Separate mandatory obligations from optional memberships
Request written terms for club access, initiation charges, ongoing dues, transfer arrangements and any mandatory membership attached to ownership. Identify what remains optional. Ask whether advertised privileges are transferable and whether availability is limited. Avoid relying on another owner’s experience when your property or membership category differs.
Read rules alongside the budget
Review current rental, pet, vehicle, parking, guest and modification rules. Compare them with how you expect to use the home. Ask about known special assessments and documented projects separately from routine dues. Wespiser Dickey Team can help organize a side-by-side comparison and identify which questions need an association or professional answer.
Questions and answers
Are lower dues always a better value?
Compare included services, separate expenses, property condition and obligations. Lower dues alone do not establish the overall cost or suitability.
Where should the comparison numbers come from?
Use current written association, district, club and tax documents for the specific property. Keep estimates clearly labeled.
