Community buyer briefing · reviewed October 21, 2026
Before you choose Bonita Bay
Homes and setting
Single-family homes, coach homes, villas and high-rise residences.
Amenities and access
Association amenities include recreational paths, waterside parks and private beach facilities. Marina services carry additional fees.
Access depends on the property and applicable membership terms.
What ownership includes—and what to verify
Ownership includes association membership. Bonita Bay Club is separate; golf is not automatically bundled with a condo purchase. Marina services may carry additional fees.
Property-specific buyer checks
- Obtain current master and neighborhood association budgets, assessments, insurance and governing documents for the exact property.
- Verify membership eligibility, waitlists, transfers and access in writing; a golf-course view does not establish golf privileges.
- Confirm pet, lease, guest, age, vehicle and boat-storage rules for the exact association.
- Obtain current prices, dues, initiation fees and availability directly before making a decision.
Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.

Start with the property record
Ronto identifies Seaglass as a completed 120-residence, 26-story tower. Lee County records an actual construction year of 2018 at 4971 Bonita Bay Boulevard. Historical sales announcements establish completion context; their availability and prices are not a current inventory of homes.
Address: 4971 Bonita Bay Boulevard · County year built: 2018
Residences & floor plans
Obtain the exact residence’s original plan and recorded condominium exhibit before comparing areas. Keep interior living area separate from balconies, terraces, storage and other spaces. Floor level, orientation and alterations can materially change the comparison. Verified architectural drawings are still being collected; this guide does not supply an invented layout.
Amenities & access
A project update from construction partner Stiles described a theater, guest suites, card and club rooms, fitness facilities, pool and spa, and a cabana with a bar and grill. That 2016 account predates completion, so ask management for the present facilities, operating rules and any subsequent changes. A separate April 2026 project announcement reports renovation of the clubhouse shared by Esperia South and Seaglass, including social, card and billiards areas. Shared facilities should not be described as exclusive to Seaglass.
Documents & ownership costs
Seaglass has a resident association portal with a protected document library, service requests and guest-suite reservations. Request the current declaration, amendments and applicable agreements to establish building, shared-amenity and wider-community responsibilities. Confirm Bonita Bay Club membership terms separately; owning a condominium does not by itself establish a particular golf or marina entitlement.
Current ownership packet
Request the declaration and amendments, current rules, adopted budget, financial statements, insurance details, meeting minutes and assessment notices. Obtain the residence’s parking and storage assignments and any alteration approvals.
Dated inspection & reserve records
Request applicable inspection reports and reserve studies. Review each report’s printed date, scope and assumptions alongside the current budget and documented work. A projected replacement year does not establish that the work was completed.
Current dues, reserve balances, assessment amounts and rental or pet limits are not established by this guide. Confirm those items for the specific residence with management.
Questions for a showing
- What plan, floor and exposure identify the actual residence?
- Which amenities are shared with Esperia South, and how are expenses allocated?
- What parking, storage and guest-suite privileges apply to this home?
- What changes to the shared clubhouse are complete, and what do the current agreements provide?
Frequently asked questions
Is this building completed? Yes. The county records the construction year as 2018.
Does every home have the same layout? Confirm the specific plan, floor, orientation and recorded unit boundaries; do not infer a layout from another residence’s photograph.
Are current ownership charges verified here? Current charges and rules require the seller’s and association’s current records.
