Before you choose WildBlue

Gated lake-oriented master-planned community in the Fort Myers and Estero area.

Homes and setting

Homes built by several developers across distinct neighborhoods; verify the property’s association and lake rights.

Amenities and access

Community club and sports facilities, pools, fitness, racquet courts and gathering/dining spaces. Water access depends on the property and current community rules.

Access depends on the property and applicable membership terms.

What ownership includes—and what to verify

Master/neighborhood associations, amenity arrangements and WildBlue CDD are different obligations. Lakefront ownership does not by itself establish a boat dock, launch, boating or transfer entitlement.

Property-specific buyer checks
  • Review the CDD’s current shoreline stabilization and retaining-wall project documents, assessments and property-specific impacts before making a waterfront purchase.
  • Confirm dock/boat permissions, lake access and any temporary restrictions from the governing bodies in writing.
  • Obtain current budgets, estoppels, reserves, insurance and pending assessments for every applicable association.
  • Verify current purchase approval, lease, pet, parking, guest and architectural rules for the exact property.
  • Check parcel flood information, insurance quotes and tax reassessment independently; a gate does not guarantee security or flood protection.

Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
