Before you choose Vanderbilt Lakes
Gated Bonita Springs community comprising several separately governed neighborhoods.
Homes and setting
Single-family homes, townhouses and condominiums across distinct neighborhood associations.
Amenities and access
Lakes and common entrance areas; pools and racquet facilities belong to particular neighborhoods or recreation associations.
Access depends on the property and applicable membership terms.
What ownership includes—and what to verify
The Commons manages shared entry and common areas, while local associations govern homes and amenities. The Bermuda Isles/Cays recreation club is limited to its participating neighborhoods; it is not an automatic amenity for every Vanderbilt Lakes property.
Property-specific buyer checks
- Identify every association and recreation entitlement tied to the specific address.
- For a condominium, obtain its own current budget, insurance, reserve and repair documents.
- Obtain current adopted budgets, estoppels, reserves, insurance and pending assessments for every applicable association.
- Verify current rental, pet, parking, guest, purchase-approval and architectural rules for the exact property.
- Check parcel flood information, insurance quotes and tax reassessment independently; gated entry does not guarantee safety or flood protection.
Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
