Before you choose The Forest
Gated residential community with a separately operated member-owned country club.
Homes and setting
Confirm the property's single-family, villa or condominium ownership and applicable associations in its documents.
Amenities and access
Two golf courses, tennis, pickleball, fitness/wellness, bocce, dining and social programs through the relevant club category.
Access depends on the property and applicable membership terms.
What ownership includes—and what to verify
The official club describes the community as non-bundled and offers resident and non-resident memberships. Club rights are separate from owning a home. The Forest Property Owners Association has its own homeowner records and community responsibilities.
Property-specific buyer checks
- Decide which club privileges are needed and request current Golf, Limited Golf, Lifestyle or Racquets category terms.
- Obtain FPOA and any neighborhood/condominium documents, budgets, estoppels and current assessments.
- Confirm flood information, past damage/repairs, insurance and any parcel restrictions independently.
- Request current adopted budgets, estoppels, assessments, insurance, reserves and applicable association documents for the exact property.
- Check current pet, rental, parking, guest, purchase-approval and architectural rules; permissions can vary by neighborhood and ownership type.
- Verify parcel flood information, insurance and tax reassessment independently; a gate does not establish safety or freedom from flood risk.
Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
