What ownership includes—and what to verify
The private Riverwood Community Association and governmental Riverwood CDD have different roles. The CDD is funded through county tax assessments; water and sewer are billed separately. Golf is separately operated, while the off-site beach club has separate membership and transfer rules.
Property-specific buyer checks
- Review the current budget, reserves, assessments and estoppel for the exact property and every applicable association.
- Confirm current rental, pet, vehicle, guest and exterior-change rules before making plans.
- Evaluate the property's survey, flood zone, elevation, insurance and condition individually; community amenities do not establish property-specific risk.
- Compare RCA, neighborhood, CDD and utility obligations; no single dues figure describes the complete ownership cost.
- Verify any seller beach-club membership's eligibility to transfer; access is not automatic with every Riverwood purchase.
- Confirm separate golf membership/play arrangements and dining access before relying on them.
- Check exact rights and rules for any RV/boat storage or water access; amenity existence does not reserve a space.
Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
