Before you choose Key Marco

A gated residential island community within the City of Marco Island, also known as Horr’s Island.

Homes and setting

Single-family homes and residential building lots.

Amenities and access

Controlled community entrance, District-maintained roads, bridge and landscaped common infrastructure.

Access depends on the property and applicable membership terms.

Property-specific buyer checks
  • Review current governing documents, budgets, reserves, assessments and a property-specific estoppel.
  • Confirm purchase/lease approvals, pets, parking, guest access and exterior-change requirements.
  • Review the specific property’s condition, insurance, flood/elevation information and storm-repair history.
  • Review current CDD assessments and the property tax bill separately from HOA dues and any private facility obligations.
  • For a vacant parcel, confirm current zoning, buildability, site conditions, utility connection requirements and architectural approval before purchase.
  • Confirm marina, dock, fitness, tennis or other private amenity rights directly through current association documents; none is guaranteed here.
  • Review bridge access, construction access rules and the particular property’s flood/elevation and insurance information.

Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
