Property-specific buyer checks
  • Review the current budget, reserves, assessments, estoppel and closing obligations for the exact property and each applicable association.
  • Confirm current leasing, pet, parking, guest and exterior-change rules.
  • Evaluate property condition, survey, flood/elevation information, insurance and storm history individually.
  • Review both the exact condominium/association budget and the CDD's current adopted budget and debt-assessment schedule.
  • Identify responsibility for roofs, structural repairs, exterior maintenance and insurance for the selected building.
  • Review applicable condominium inspection and reserve documents, ongoing repairs and assessments.
  • Confirm the facility-access, guest and gate process for owners and approved tenants.

Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
