Falling Waters Beach Resort

Identify the condominium phase before comparing financial records, insurance, maintenance and pet or rental rules alongside master requirements. Verify floor level, stairs, garage and outside parking; the Beach Resort name alone does not establish private beach rights.

Before you choose Falling Waters Beach Resort

A gated condominium community near Collier Boulevard and US41 in South Naples. This is distinct from Falling Waters on Davis Boulevard and Falling Waters North Preserve.

Homes and setting

Condominiums organized into four phases.

Amenities and access

Clubhouse, Lazy-river pool and separate lap pool, Tennis and pickleball, Bocce and shuffleboard.

Access depends on the property and applicable membership terms.

What ownership includes—and what to verify

The master community’s common-facility rules apply across phasesI–IV. The phase-specific condominium association still matters for budgets, insurance, maintenance, applications and some pet rules. The name Beach Resort does not itself establish private beach ownership or access rights.

Property-specific buyer checks
  • Review current association documents, budgets, reserves, assessments and the property-specific estoppel before purchase.
  • Confirm purchase/lease approval, pets, parking, guest access and exterior-change requirements.
  • Check the specific property’s condition, insurance, flood/elevation information and storm-repair history.
  • Identify the exact condominium phase and obtain that phase’s financial and governing documents alongside master rules.
  • Confirm floor level and stair access, the associated garage and outside parking rules.
  • Check current rental approvals and pet restrictions for the actual phase; the2024master rules distinguish some phase-specific pet policies.
  • Review present association insurance, reserves, assessments and any applicable building inspection reports.

Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
