Property-specific buyer checks
- Review current association documents, budgets, reserves, assessments and the property-specific estoppel before purchase.
- Confirm purchase and lease approvals, pet rules, parking, guest access and exterior-change requirements.
- Check the specific property’s condition, insurance, flood/elevation information and storm-repair history.
- Compare master and condominium budgets, insurance and maintenance responsibilities.
- Check floor level, stairs, garage allocation and the specific home’s approved floor plan.
- Obtain current approved rules and amendments; a publicly posted 2020 draft is not evidence of adopted rules.
Request current master and local association budgets, estoppel, insurance, reserves, assessments and transfer charges. Verify rental, pet, vehicle and applicable occupancy rules. Review flood and elevation information by parcel.
